Renting is Prohibited.Occupants must be 55+ and on the Deed.
Condo Owner Insurance is required.
There are two monthly fees. One for the association that for 2026 is $328.18 for 684 sqft units and $308.53 for 570 sqft units. One for the recreational facilities rent which for 2026 is $173.93 for 684 sqft units and $167.59 for 570 sqft units.
Unit Alterations require Board Approval, Licensed and Insured Contractors, and Permits where required.
Pets are Prohibited.
Laundry machines in units are Prohibited due to building plumbing limitations.
Tankless water heaters are Prohibited due to building electrical limitations.
Smoking is Permitted as long as it doesn't enter other units.
Each Floor has one washer and dryer. Laundry is no charge for residents.
Each unit is assigned only one parking space. Second vehicles are not allowed in guest parking.
Community ACE is our Property Manager.
Thirteen (13) 4K (24x7) Cameras were installed in 2025.
The roof was replaced in 2023.
Our reserves are around $100,000.
Trash Pickup: Monday & Thursday.
Recycling Pickup: Wednesday & Saturday.
